FAQ

Insurance & Hail Claims

Do you help with roof insurance claims?

Yes. We document storm and hail damage in detail, meet your adjuster on-site, and handle the repair scope directly. We are licensed local contractors, not a public adjuster and not a storm chaser, so we do not file or negotiate the claim for you, but we make sure legitimate damage is fully documented so nothing gets missed.

How long do I have to file a hail damage claim in Colorado?

Most Colorado homeowner policies require you to report a hail claim within one year of the date of loss, though some allow up to two years. Check the duty-after-loss section of your specific policy. If you are not sure which storm caused the damage, we can help you identify the date from local hail history.

What is the difference between ACV and RCV on my claim?

ACV (actual cash value) is the depreciated amount your insurer pays first. RCV (replacement cost value) is the full cost to replace the roof, and the withheld depreciation is released after the work is completed and the final invoice is submitted. On an RCV policy you typically recover that depreciation once we finish and document the job.

Do I still have to pay my deductible?

Yes. Your deductible is your responsibility on any insurance-funded job, and you are required to disclose that insurance proceeds are paying for the work. Be cautious of any contractor who offers to waive, eat, or cover your deductible: under Colorado’s residential roofing law (C.R.S. 6-22-105) it is illegal for a roofing contractor to pay, waive, or rebate a homeowner’s deductible.

Will filing a hail claim raise my rates?

Weather events like hail are generally treated differently from at-fault claims, and any rate impact varies by insurer and by your history. We cannot advise on your specific policy, that is a conversation for your agent, but hail is a widespread act of nature rather than a fault claim.

FAQ

Permits & Licensing

Are you licensed?

Yes. We hold a Boulder County Class C general contractor license (CON-24-0152), a Jefferson County Class C license, and a Douglas County Class A license, and we carry $1M/$2M general liability insurance. The license number is printed on every estimate we send.

Who pulls the permit for my project?

We do. As your licensed general contractor, we pull the required building permits in your jurisdiction and schedule the inspections so the work is documented and code-compliant. Permit requirements vary from city to city across the Front Range.

Does a roof replacement need a permit?

In most Front Range jurisdictions, yes: a re-roof requires a permit and at least one inspection, and we handle that as part of the job. Skipping the permit can create problems later when you sell the home or file a future claim.

How long does permitting take?

It depends on the jurisdiction and the project. A straightforward re-roof permit is often issued quickly, while additions and structural work take longer because they go through plan review. We give you a realistic timeline for your specific city when we scope the job.

FAQ

Materials & Product Choices

What roofing shingles do you install?

We install Owens Corning asphalt shingle systems as our standard, including their impact-resistant Class 4 lines that suit Colorado’s hail exposure. Class 4 shingles can also qualify you for an insurance premium discount with some carriers.

What siding do you use?

We are a James Hardie Elite Installer, so we specialize in James Hardie fiber-cement siding. It is a strong fit for the Front Range because it stands up to hail, fire, and our freeze-thaw swings far better than vinyl or wood.

What decking materials do you offer?

We build with pressure-treated lumber, cedar, and composite or PVC systems such as Trex, depending on your budget and how much maintenance you want. Composite costs more up front but holds up well against Colorado sun and moisture.

What windows do you install?

We install energy-efficient replacement windows built for Colorado’s climate, with low-E, dual-pane glass to cut heating and cooling loss. We match the frame material and style to your home and your budget.

Are Class 4 impact-resistant shingles worth it here?

For most Front Range homes, yes. This region sits in one of the most hail-prone areas in the country, and Class 4 shingles resist impact damage and often earn an insurance discount. Check with your carrier to confirm the discount.

FAQ

Working With Josh Brooks Construction

What areas do you serve?

We serve 46+ cities across the northern Front Range in Boulder, Weld, Larimer, Jefferson, and Douglas counties, including Longmont, Boulder, Loveland, Fort Collins, Broomfield, Erie, Superior, Lafayette, Louisville, Castle Rock, and Parker.

Are you a storm chaser?

No, and that is the whole point. We are a locally licensed, Longmont-based contractor that is here year-round, not an out-of-state crew that follows storms and disappears. Licensed. Local. Not a storm chaser.

Will I work with Josh directly?

Yes. Josh Brooks is an owner-operator, so you deal with him directly rather than a rotating sales team. Josh has been in construction since 1996 and has run this business since 2014.

Do you offer free estimates?

Yes, estimates are free. Call 720-828-7997, text 720-453-5095, or email joshbrooksconstruction@gmail.com and we will get you on the schedule.

Do you offer any discounts?

Yes. We offer senior and veteran discounts. Just ask when you request your estimate.

Are you insured?

Yes. We carry $1,000,000 / $2,000,000 general liability coverage, and proof of insurance is available on request.

FAQ

Timelines, Payment & Warranty

How long does a roof replacement take?

Most residential re-roofs are finished in one to two days, weather permitting. Larger or steeper roofs, and full tear-offs that need decking repairs, can take longer. We give you a firm schedule before we start.

When do I pay?

For insurance jobs, payment generally follows your claim structure: the ACV amount up front, recoverable depreciation on completion, plus your deductible. For out-of-pocket work we set a clear payment schedule in the written contract before any work begins, with no surprises.

Do you warranty your work?

Yes. You get the manufacturer’s material warranty, for example the Owens Corning and James Hardie product warranties, plus our own workmanship warranty on the installation. We put the specific terms in writing for your project.

What if it storms again after you finish?

New storm damage after we complete your job is a fresh event: call us and we will document it and walk you through the claim the same way. Our workmanship warranty covers installation defects, not new acts of nature.

Still have a question?
