Every estimate from Josh Brooks Construction is written, itemized, and locked before work begins. What we quote is what you pay. We do not add change orders after the fact unless you request additional scope in writing.
⚠ Important Notice — Veteran & Senior Discounts on Insurance Claims
Our Veteran and Senior discounts apply to out-of-pocket projects only. Colorado law (C.R.S. § 6-22-105) prohibits contractors from waiving, absorbing, or discounting insurance deductibles or claim amounts. If your project is being paid through a homeowner’s insurance claim, the full contracted price must be collected — no discount can be applied to the insurance-covered portion. Discounts are available on any amount you pay directly out of pocket outside of the insurance settlement.

Why We Can’t Discount Insurance Claims — Colorado Law Explained
Colorado Revised Statute § 6-22-105 makes it illegal for a contractor to waive, absorb, or discount a homeowner’s insurance deductible or to charge less than the amount specified in the insurance settlement. This law protects Colorado homeowners and the construction industry from fraudulent insurance schemes. Any contractor who offers to “cover your deductible” or discount an insurance claim is violating Colorado law and putting your insurance coverage at risk. Josh Brooks Construction follows this law strictly — we will never ask you to misrepresent your claim.
