About the Vista Ridge Project
Vista Ridge is Erie’s signature master-planned community — a neighborhood of 2,000+ homes stretching across northern Erie into Weld County. Homes here are typically newer construction (2000s–2020s) with full, unfinished basements averaging 1,000–1,400 sq ft. The neighborhood sits on Front Range expansive clay soils, which means every basement project requires careful attention to moisture control, floor systems that accommodate movement, and proper egress window installation in soil conditions that differ significantly from Longmont’s older neighborhoods.
This project: 1,100 sq ft total. Two legal bedrooms (each with egress windows we cut), one full bathroom with tile shower, a media room with acoustic wall treatment, and a full wet bar with under-cabinet refrigerator. Vista Ridge HOA review and Boulder County permit both secured prior to construction start.
Vista Ridge-Specific Construction Challenges
Expansive Soil Management
Erie’s clay soils expand and contract seasonally. We specified a floating floor system using 3/4″ subfloor on sleepers over a 6-mil vapor barrier rather than glued-down flooring — the correct approach for this soil type.
Egress Window Cuts
Two egress windows required cutting through the poured concrete foundation. Vista Ridge homes typically have 9″ foundation walls with significant rebar, requiring diamond-blade equipment and precise placement to maintain structural integrity.
HOA Coordination
Vista Ridge’s HOA requires architectural review for any exterior modification, including window wells. We prepared the complete submittal package and obtained approval before any exterior work began.
Project Results
Total project cost: $82,000. Timeline: permit approval to final inspection in 9 weeks. The two additional legal bedrooms converted this 4BD/2BA home to a 6BD/3BA for appraisal purposes. In Vista Ridge’s current market, the additional 2 bedrooms represent an estimated $55,000–$70,000 increase in appraised value. The homeowners are also renting the basement suite as a long-term rental at $1,800/month.
