About the Prospect New Town Project
Prospect New Town is one of Colorado’s premier examples of New Urbanist design — a walkable, architecturally cohesive neighborhood in northwest Longmont where front porches, alley-loaded garages, and thoughtful street presence are baked into the HOA requirements. Homeowners here often struggle to find contractors who understand both modern kitchen design and Prospect’s exacting standards for materials, colors, and exterior modifications.
This project involved a complete kitchen renovation in a 2,400 sq ft Prospect home: layout redesign, custom cabinetry, quartz countertops, professional appliance package, tile backsplash, LVP flooring throughout the first level, and new lighting. Total project timeline: 6 weeks from demo to final walkthrough.
Project Scope & Specifications
Layout Redesign
Removed a non-load-bearing wall between kitchen and dining room, creating an open-concept space with an 8-foot island for both prep and casual dining.
Custom Cabinetry
Full-overlay shaker cabinets in a warm white with soft-close hardware. Upper cabinets extended to 9-foot ceiling line for maximum storage. Under-cabinet LED lighting throughout.
Countertops & Backsplash
3cm calacatta quartz on perimeter counters and island. Waterfall island edge. Handmade ceramic subway tile backsplash, full height behind range wall.
Permit & HOA Coordination
Josh Brooks Construction pulled the structural permit for wall removal and coordinated the HOA architectural submission for exterior-visible modifications. Both approvals secured before demo.
Challenges Specific to Prospect New Town
Prospect homes often have narrower lots and alley access, which creates specific logistical challenges for deliveries and dumpster placement that out-of-area contractors frequently underestimate. We coordinated all staging through the rear alley, maintained clean site conditions per Prospect HOA requirements throughout the 6-week project, and coordinated with neighbors for utility access during plumbing rough-in work.
Project complete budget: $67,000. Estimated appraised value increase: $45,000–$55,000 based on comparable sales in Prospect.
