Step 1 — Determine What Requires a Permit
In Boulder County, a permit is required whenever you:

- Add a detached structure over 200 sq ft (garage, ADU, workshop)
- Alter load-bearing walls, beams, or the foundation
- Add or relocate plumbing, electrical panels, or HVAC
- Finish an existing basement into habitable space
- Build a deck over 30 inches above grade

Step 2 — Understand Boulder County’s Specific Requirements

Energy Compliance
New additions must meet current insulation R-values. Attic: R-49. Walls: R-20 or R-13+5. Basement: R-15. Windows: U-0.30 maximum.

Step 3 — The Permit Application Process
1. Pre-Application Consultation

2. Construction Documents

4. Plan Review & Corrections

5. Construction & Inspections
Boulder County requires inspections at framing, rough mechanical/electrical/plumbing, insulation, and final. We schedule and manage every inspection.
6. Certificate of Occupancy
Once all inspections pass, the county issues a CO. Your addition is now legally part of your home’s assessed value and fully insurable.
